They say the bubble is bursting, but you would not know it by the over 32,669 active housing listings from the past 7 days alone in the San Francisco section on Craigslist.com. Real estate sales are alive and well on Craigslist with the real estate sales section as the #3 most popular category, more agents are realizing the power and value in using Craigslist to reach new buyers.

What is Craigslist?
Started in 1995 by Craig Newmark, Craigslist.com was initially created to help people find affordable housing in San Francisco. Craigslist is now the most popular online classifieds website in the world, with over 10 million visitors monthly and growing. Craigslist features 300 available cities across 35 countries for posting. Everyday people come looking to buy, sell and lease property. Agents can capitalize on this traffic by posting free ads and answering ads seeking homes. It truly is a real estate agents dream marketing tool.

Getting Started
Agents interested in using Craigslist can get started by visiting the Craigslist.com website and deciding which cities to post in. Research other ads in your area to identify areas in need of property listings and to find out what your competitors are posting. The real estate section of Craigslist is divided into sections to direct traffic to specific areas including rooms & shares, apartments/houses for rent, housing swap, office & commercial, parking & storage, real estate for sale, sublets & temporary and vacation rentals. Posting an ad is free except in New York City, which just started to charge $10 for rental listings. Once you know where you’d like to post, create either single ads for hot properties or a combination ad listing all your available properties for that area.

Creating an Ad
Ads are simple to create and are mostly text and require no design or html experience. Your ad should be descriptive with contact info and supporting photos. Images of your properties will increase response by over 200%, so be sure to include shots that really help sell the property. Images can be easily uploaded during the posting process.

Posting Your Ad
Posting an ad is as easy as picking your city, choosing the correct category, selecting post at the top right corner and entering your listing into the form. You will need to come up with a good title to get people’s attention. Your ad should also feature keyphrases that people might search when looking for your property region, style, features, etc. Once you enter your text into the form, upload your images. You will need to enter an e-mail address, but you can choose to keep it anonymous. Then you simply submit, review and wait for the link in your e-mail to publish.

Reposting, Multi-Posting and Auto-Posting
Once published, your ad will remain on Craigslist for 7 or 45 days, depending on your selected city. Staying on the first page is very important but you are only allowed to post the same ad in more than one city very 48 hours. However, to get around this rule, create multiple ads for the same property, but slightly different text or use a different e-mail for each ad. To succeed you will need to repost at least every 48 hours as new buyers come to the website all the time. To automate the reposting process you can use an underground auto-posting service or purchase a script. These programs are not sanctioned by Craigslist but are widely used and highly effective. Keep in mind that buyers are turned off by spam, so be sure to only post your property once a day, per city and category. This ensures you get great placement without coming off as desperate or overly aggressive.

As you can see using Craigslist is a very easy and affordable way to reach new customers. This is only the beginning of what agents can do to promote properties on Craigslist. As Craigslist becomes even more popular it is the agents who not only use the service, but can effectively navigate and exploit creative out of the box ideas that will win.

The Right House Design

When building in a hot climate, there are certain housing designs that can create a more comfortable atmosphere while still reducing your cooling costs. While it may not be possible to site your house to take advantage of the prevailing breezes if it is on a small block, you can still place windows in it to create a good cross draught for the evenings. So find out where the best breeze comes from and make sure it can blow through the home via large windows.

West and east sides of the home need to have either smaller windows, or be shaded outside by trees and shrubs, eaves or canvas awnings. If the trees are deciduous, then you’ll still get the benefit of warm sun in the winter. Since west is the hottest, building your carport on this side is best for added insulation.

If the home is south of the equator, then north will let in the best light and sun in the winter. In the summer the sun is higher, so won’t shine through those larger northern windows. In all cases, having a pale-coloured roof and walls will help to reflect the heat. Exhaust fans mounted in the roof will help to ferry away the hot air that rises and if you have plenty of windows, cooler night air can enter.

If your shower is at one end of your bath you may have a shower curtain fitted to prevent the bathroom floor from getting wet. Shower curtains do have their drawbacks however. A shower enclosure or shower screen is a good alternative to a curtain. They look more stylish, are easy to clean, relatively easy to install, less expensive than you might think, and very versatile. Shower screens are made from toughened safety glass and come in a variety of patterns and shapes, such as rectangular or with rounded corners, and can fit into almost any size and shape of bathroom.

Shower Curtains – Disadvantages

Shower curtains must be used in conjunction with a bath and can only be put in place with a curtain rail or rod which is attached to bathroom walls and sometimes the ceiling. Shower curtains are prone to mildew – a fungus which thrives in warm and humid conditions such as bathrooms – as they are not easy to clean. They must be taken down and machine or hand washed. A mildewed shower curtain not only looks and smells unpleasant, it can be a health risk too. They also have the tendency to billow inwards and stick to your body.

The Solution – Install a Shower Enclosure!

Unlike shower curtains, a shower enclosure can be fitted either in a bath scenario or on its own. Your bathroom will look so much more attractive if you have a shower door or gleaming free-standing shower enclosure. It will be much lower in maintenance too. Unlike a shower curtain which has to be taken down to be cleaned, shower screens and enclosures can be cleaned in their original position with a quick spray of surface cleaner and an easy wipe down. Some shower enclosure doors clip out and can be removed for cleaning. Another advantage to shower enclosures and doors is that they allow more light to permeate the bathroom making it feel more spacious. Shower curtains are less reflective and give the appearance of taking up more space.

Bathroom Size and Space

Don’t worry if space is an issue in your bathroom. If you have a small bathroom and want to keep valuable space a shower enclosure takes up considerably less room than a bath. The floor area of a shower tray or enclosure can be under 1 metre which is still plenty of space in which to enjoy your shower. There are a variety of shower doors such as pivot and bi-fold. Or if you have a spare corner, alcove or recess a good solution would be to install a quadrant enclosure or sliding shower door.

Installation

Installation of shower screens is easy as they fit directly onto the wall at the end of the bath with a couple of screws. It’s like putting up a vertical shelf. Shower enclosures however, are attached to floor standing shower trays which are normally made from a stone-resin mix or composite plastic. The tray must be absolutely level so that the enclosure itself sits straight and can be properly attached to the wall. If you don’t already have a waste outlet in position, contact a plumber who will advise and install one. Once adjusted, the tray should be sealed with silicon sealant. If you are fitting a shower enclosure directly onto a bare wall make sure that the sealant or waterproof adhesive doesn’t hamper tiling. Tiles or appropriate cladding must be in place to protect your walls and shower tray foundation from water damage. If walls are uneven shower enclosures can be adjusted to hug uneven walls preventing leaks. Some DIY experience is useful if you want to install your shower enclosure yourself, but if in doubt contact a plumber.

Cleaning and Maintenance

Keeping your shower enclosure sparkling clean needn’t be the toil some people say it is. The following few simple steps are much quicker and easier than taking down a curtain and putting it into the washing machine or giving it a hand wash. After every shower wipe down the wall tiles and enclosure doors with a towel. To prevent mildew, spray down with anti-mould and mildew spray then leave the door open slightly open to allow air to circulate.
